Pacific Coast Homes (PCH) submitted an application for a vesting tentative tract map, application number VTTM-17609, a proposal to subdivide the 508 acre West Coyote Hills property for primarily residential and open space purposes, and including a 5 acre commercial site. The proposed site plan is consistent with, and if approved would supersede, the previously approved tentative tract maps 15671, 15672 and 15673. PCH proposes to offer the same public benefits as required by the City previously including, but not limited to, dedication of open space, habitat preservation and enhancement, construction of new trails, improvements to existing trails, development of an interpretive center, and endowments for open space and trail maintenance.
While the plans are in process, PCH remains willing to sell all or part of the property for open space preservation purposes. If the city acts to approve the development application before acquisition discussions are completed, the approval will be placed on hold for a reasonable period of time (to be determined) to provide an opportunity to pursue funding for site purchase.
City staff is currently reviewing the plans to determine whether the application is complete.
